Project introduction

White Pearl is a humanitarian project in the area of around 1 million square meters, including beach side property. The project provides land preservation of tropical paradise of size of around 700 000 m2 and development of modern and ecological housing in the nearby neighborhoods. The project enables young people to purchase a 420 000 Eur value property, at cost of 15 000 Eur. The white pearl project is green eco home development, with the highest protection of the forests and local economy.

White Pearl shall become new village inside of the environmentally protected area, where the housing, shopping facilities, offices and leisure areas are co-dependently designed in ecological manner. White Pearl Residencies do not decline the sanity of nature, but highlight the beautiful nature of Creole friends, family and neighbors living in secure environment of tropical paradise.

Humanitarian cause – investment housing

To buy a quality property in Africa today, requires enough savings to pay for land, sometimes very highly priced construction or equity of at least 20 to 25 % to apply for bank loan. Even with the growing economy, the citizens have problem to meet the criteria to purchase a home. If they can meet the conditions, there is not much more finance left to care of the environment, or proper planning of social and community architecture. White Pearl housing is about building elegant small villages of luxury homes, while prioritizing the environmental and forest protection, at the same time.

For this purpose, Res Monetariae Switzerland provides new investment structure for young people, where the housing will be used for the first 8 to 10 years for commercial purpose as a rent out commodity by the tourists. After 8 years, the housing will be fully paid and released for the non-commercial use by their residents.

This way tourists visiting the house will be covering the loan instead of the owner and the security of the humanitarian project will be assured.
Clean and Ecological Neighborhood

Investment House has one more uniqueness. To keep the community architecture, street maintenance and security in place, White Pearls Residences Group will be collecting monthly renovation fee, to keep the common areas, gardening work, land preservation and cleaning assistance of the area in the top condition. Due to this reason, the land will not be part of the sale, when purchasing the property. The renovation fee will be free of charge for the first 8 years of the home ownership, to allow the owners to repay the loan, in the shortest term possible.


Decreasing the cost of development

To decrease the cost of construction is a very important challenge, that will be taken on by the White Pearl Development Group. The prices in the budget given in this project are already decreased by around 15 percent, due to larger international import structure and purchase of the construction materials directly from producers. Another reason is planned delivery of selected technologies for independent production. Usually the construction projects in Africa have very high cost, especially with smaller size developments as all materials must be imported. The right planning and sourcing for development of this scale, will save quite significant percentage of the budget expense.


Electricity and Clean water

The Project Pearl Residences will develop area, that will require protection of flora and fauna by implementing delivery of roads with automatic cabling of electricity, water pipes and high-speed internet with own satellite internet tower in just one installation. The architecture will care of the whole community, as the houses scattered withing the area of small circles will not disrupt the energy and biorhythms of the tropical paradise.
